Terms and conditions
Listed below are the terms and conditions governing availability requests, reservations, payments, cancellations and stays at Tenuta Capizucchi.
1. Booking procedure
The online reservation is confirmed upon receipt of the confirmation email.
In the case of reservations made through an availability request, the reservation is only confirmed upon receipt of the email confirming payment.
The mere request for availability is not binding between the parties and does not take the form of a contract for either party.
If a deposit is requested, the client must send this within the indicated time period to Tenuta Capizucchi in order that the options are cleared and the booking is definitely confirmed.
Failure to comply with the payment terms will, in any case, result in the cancellation of the reservation.
2. Terms and conditions of payment:
Accepted methods of payment: Bank transfer, Credit card (Visa and Mastercard circuits), Cash.
Confirmatory deposit: amount required equal to a percentage of the total amount, according to the conditions agreed, pre-established or selected at the time of booking.
Deadline for payment of the deposit: 24 hours from the communication of the deposit.
The balance of the total amount will be paid according to the conditions agreed, pre-established or selected at the time of booking and in any case before check-in.
Security Deposit: On your arrival at Tenuta Capizucchi, you will be asked to pay a security deposit of €100. This will be returned at the end of your stay. The deposit will be refunded at the end of your stay by credit card or cash.

3. Cancellation conditions:
In the event of cancellation, the conditions linked to the rate selected at the time of booking will apply.
- Standard rate: penalty equal to 30% of the total amount in case of cancellation up to 14 days before check-in date; penalty equal to 100% of the total amount beyond this limit.
- Non-Refundable Rate: penalty equal to 100% of the total amount in case of cancellation.
- Flexible rate: no penalty for cancellation up to 3 days before check-in date; penalty equal to 100% of the total amount, beyond this limit.
In case of no-show, 100% of the cost of the entire stay will be charged.
In the event of early departure for reasons not attributable to the establishment, the full amount of the booked stay will be due.
4. Tourist tax:
The Municipality of Rome charges a tax of €4.00 per night per person for the first 10 nights.
There are some exemptions. Those who are not required to pay the tourist tax are:
- Residents of Rome;
- Children under 10 years of age;
- The disabled, the sick and their carers in health care facilities;
- State Police and Armed Forces personnel working to maintain
order and ensure public safety;
This amount for the tourist tax will be collected by the Tenuta Capizucchi staff and then paid to the Municipality, unless it was paid at the time of booking. This will be done by credit card or in cash.
5. General rules of the structure:
Arrival (Check-in): accommodation will be available for check-in from 4 p.m. (except for same-day bookings, for which times will be specifically agreed) and no later than 10 p.m., unless prior arrangements have been made.
In the case of “self check-in”, i.e. when the client will have access to the keys by means of codes, detailed instructions will be provided the day before the arrival date.
Departure (Check-out): accommodation must be vacated by 10.00 a.m. on the day of departure, unless otherwise agreed with the management.
Smoking is forbidden in all the internal spaces of the facility and in the area adjacent to the swimming pool.
Small pets are allowed on request.
In each flat, guests will find a detailed inventory of all the facilities provided, as well as the rules for the use of the swimming pool.
6. Responsibility of guests
Guests are responsible for their own actions and omissions.
A maximum of two cars per flat are allowed to park on the estate.
Guests may not grant access to the facility to other guests, except with prior authorisation from the facility management.
Guests are obliged to respect the rules for the use of the swimming pool.
Guests are responsible for leaving the accommodation and all its contents in the state they were in on arrival.
Guests are expected to act ethically, treat others with respect and follow the applicable laws at all times.
Guests booking for a minor must have legal authorisation to act on his or her behalf.
7. Place of jurisdiction:
For whatever controversy which might arise relating to interpretation, execution and/or to the finalisation of the booking contract to which the present conditions are applied, in which a part Tenuta Capizucchi, is legally responsible, will be exclusively the competence of the local law courts of Rome.
